Shawn, To give you a comparison at Station Square in Mount Vernon in 2024 we saw 22,816 Urgent Care Visits on the first floor and 24,132 primary care visits on the second floor for a total of 46,948 visits. A similar site in Mt. Vernon, open 7 days a week, recorded 22,816 urgent care visits on the first floor and 24,132 primary care visits on the second floor, totaling 46,948 visits. The first floor averages 62.5 visits per day, resulting in 125 vehicle trips. The second floor averages 66.1 visits per day, resulting in 132.25 vehicle trips. The site has 40 employees, with 20 per floor, leading to an additional 40 trips per floor daily. Overall, this totals 165 average daily trips (ADTs)for the first floor and 172.25 for the second floor. Our Arlington site is expected to be the same, with the third floor mirroring the second floor's primary care visits. Thus, based on the information from Mt. Vernon, the Arlington site is anticipated to generate 165 ADTs for the first floor, 172.25 ADTs for the second floor, and 172.25 ADTs for the third floor, totaling 509.5 ADTs. Based on the ratio of ADT to PM peak hour(0.06)for ITE LUC 650, the PM peak hour trip generation would be approximately 9.9 trips (165 ADTs * 0.06). Based on the ratio of ADT to PM peak hour(0.08)for ITE LUC 720, the PM peak hour trip generation would be approximately 13.78 trips (172.25 ADTs * 0.08)for the second and third floor each. Therefore, the total trip generation for the Arlington site would be 509.5 ADTs and 37.46 PM peak hour trips. 2 The submitted TIA(September 2025) identified 250 ADTs and 15 PM peak hour trips for the first floor, 243 ADTs and 20 PM peak hour trips for the second floor, and 243 ADTs and 20 PM peak hour trips for the third floor, totaling 736 ADTs and 55 PM peak hour trips. The use of ITE LUC 650 (Free-Standing Emergency Room) and ITE LUC 720 (Medical-Dental Office Building) aligns with the Mt. Vernon site, if not conservatively overestimating. Logan Prescott, E.I.
