Description of Scope:
The proposed project is for a Medical Office Building. The subject property is located at the
northwest intersection corner of 212th Street and Medical Center Drive in Arlington, Washington.
The parcel is currently vacant and is approximately 2.23 acres. The subject property is split zoned
between Medical Services (MS) and Residential High-Capacity (RH) zoning designations.
Surrounding land uses include medical offices to the north, multifamily attached residential to the
east, residential and medical facilities to the south and hospital / clinic facilities to the west. There is
a surface parking lot directly adjacent to the northeast of the lot and a heliport located directly
adjacent to the west side of the lot. The proposed use will integrate with the surrounding existing
land uses.
The scope of the project includes the construction of a three-story 30,000-square-foot Medical
Office Building. The proposed site improvements include new asphalt paving to support 121
surface parking stalls, exterior lot lighting, stormwater improvements, utility connections, and
perimeter and interior landscaping.

The building is situated on the northeast corner of the subject property providing a visual reference in that key
intersection of Medical Center Drive and 212th Street NE. Please note that there is an elevation difference with the lot
sloping down towards the streets. The building will sit atop a small elevation creating a slight pronouncement of the
structure and adding to the visual reference by creating an interest viewpoint from the abutting sidewalks. Parking lots
are located to the north and west of the building; the structure shields most of the parking spaces from 212th Street NE,
a major corridor.
Describe pedestrian facilities added such as benches,trash receptacles,visual interest, shade and plantings.
The project provides ample sidewalks for pedestrian connectivity to other areas of the community.
Street trees every 30-feet abutting public rights-of-way (Medical Center Drive and 212th Street NE)
will be provided along with a landscape hedge to screen headlight glare from the parking areas.
These elements add to the pedestrian realm and provide a more pleasant experience. Also, new
accessible and ADA-compliant ramps will be installed on both sides of the intersection of Medical
Center Drive and 212th Street NE.

The location for the proposed project is served by Community Transit Route 220. There is a transit
stop one block away on S. Stillaguamish Avenue and Medical Center Drive in front of the Cascade
Valley Hospital. This provides excellent access to Arlington's transit service.
