PROJECT DESCRIPTION: The applicant is proposing a binding site plan dividing the existing developed
site into three (3) separate parcels. The proposed subdivision will result in (2) parcels with existing
structures (existing hotel, and restaurant and office building) and one parcel with existing parking only.
Construction work as part of this project is limited to extending existing water and sewer service to the
subdivided parcels, addition of sidewalks for ADA and pedestrian access and limited re-striping of the
existing parking area to comply with ADA requirements. No other construction is proposed.The existing
uses are proposed to remain.The subject property is split zoned between Highway Commercial (HC) and
Commercial Corridor (CC) zoning designations. The Highway Commercial portion of the site contains a
mixed-use overlay which is not being utilized with this proposal. The Commercial Corridor zone only
applies to the panhandle.
APPROVALS REQUIRED: City of Arlington: Binding Site Plan,Civil Permit, Stormwater General Permit,
Right-of-Way Permit,and Utility Permit.
