1. JH Final ULS Per AMC Map provided is the Preliminary Minor Unit Lot
20.16.425 Subdivision.Please provide Final Unit Lot Subdivision
maps for review.
-Be sure endorsements reflect those in AMC 20.16.445
Endorsements on Final Subdivisions and Binding Site
Plans.
-Be sure conditions of Preliminary Approval have been
met and required citations are shown on the face of the
maps as indicated under"Prior to Final Unit Lot
Subdivision Approval".
2. JH CC&Rs -Per condition#12 of the Preliminary Minor Unit Lot
Subdivision,include maintenance of abutting right-of-
way for the site in the CC&Rs.
-Revise 7.15 to indicate common areas are the
responsibility of the Homeowners Association,not
equally shared by all owners.
3. JH HOA Per condition#12 of the Preliminary Minor Unit Lot
Incorporation Subdivision,please submit a copy of the incorporation of
the Homeowner's Association.
4. JH Business Cornerstone Contractors Business License expired May
License 31,2025.Please provide a current license.
5. JH Title Report Per AMC Please provide an updated title report not more than 30
20.16.425(b)(5) calendar days old containing:
(A)A legal description of the total parcel sought to be
subdivided;and
(B)A list of those individuals,corporations,or other
entities holding an ownership interest in the parcel;and
(C)Any easements or restrictions affecting the property
with a description,purpose and reference by auditors file
number and/or recording number;and
(D)Any encumbrances on the property;and
(E)Any delinquent taxes or assessments on the property.

6. JH Resubmittal Please make all revisions and resubmit documents and
Requirements site plans to cedAarlin tog nwa.gov by the 60-day
resubmittal deadline of Friday,February 13,2026.
All permit timelines and resubmittals are required to meet
the regulations of AMC Chapter 20.16 Permits and Land
Division Approval.
7. JH FYI Per AMC 20.16.270(d),if the applicant informs the city,
in writing,that the applicant would like to temporarily
suspend the review of the project for more than 60 days,
or if an applicant is nonresponsive for more than 60
consecutive days after the city has notified the applicant,
an additional 30 days may be added to the time periods
for the city to issue a final decision for each type of
permit that is subject to this chapter.
