Subject: Oakley House Fire Damage Report—Address: 19906 51st Drive NE
Dear Mr. Griffith:
The intent of this letter is to submit our findings and provide remediation recommendations for the fire
damage at the Oakley residence. Attached to this letter are the site plans, floor plans, and elevations for
the damaged areas of the building.
The following is background information, along with our findings with regard to building code issues and
remediation recommendations. These findings do not include non fire related code items and is not meant
to be a complete and total comprehensive list for damaged areas from the fire.
Background
BEE Consulting, LLC was retained in May of 2010 to investigate the house fire located at 19906 51 st
Drive NE. BEE made four visits to the site. The first visit on 5-13-10 consisted of reviewing site
conditions and inspecting interior and exterior of structure. The second visit on 05-17-10 consisted of
taking measurements of the property for creation of a site plan and taking moisture measurements at the
base of several walls in the basement. The third visit on 05-21-10 consisted of further inspection of the
garage and taking moisture measurement in the basement ceiling in the Southeast corner of the downstairs
bedroom. The fourth visit on 5-25-10 consisted of a meeting with David Griffith,Aloha Construction,
and the insurance adjuster.
Findings
1. Several areas of siding have been damaged due to the fire.
2. Several trusses are charred and heat damaged from the fire.
3. A plastic display panel, along with the plastic mounting bracket of a thermostat located in the
middle of the upstairs hallway is severely melted.
4. Wiring upstairs has been damaged from the fire.
5. The ducting for the heater contains smoke debris.
6. Basement ceiling in garage has signs of mold growth.
7. Interior South wall of garage has signs of mold growth.
8. Carpet has high moisture.
9. High moisture was found in the drywall on the hallway wall between the bathroom and the
laundry room in the basement.
10. High moisture was found in the base plate of hallway wall on the north side of the garage door.
11. Soffits are clear fur.
12. Smoke has been in the wall cavities and can be smelt throughout the entire house.

Remediation Recommendations
1. All siding must be replaced unless replacement siding can be found that matches the original
siding. Finding matching siding appears to be difficult due to the age of the existing siding.
2. Trusses expand and contract when exposed to high temperature. This can cause the joints of the
truss to become loose. Therefore, all trusses that have been charred,blackened, or been exposed
to excessive temperature need to be replaced. We anticipate that all roof trusses and roofing
needs to be replaced due to exposure to excessive heat.
3. The entire roof needs to be replaced.
4. The ducting for the heater will need to be replaced. This will require the ceiling in the basement
to be removed and treated for asbestos.
5. The ceiling in the garage will need to be replaced.
6. Removing the ceiling in the basement will leave the top of the wall assemblies in the basement
exposed with asbestos. Therefore, the walls in the basement need to be opened up and treated for
asbestos.
7. All soffits need to be replaced with like wood.
