Tenant Exterior Building Signage
• Sign area-The sign surface area of any sign(s) located on a wall of a structure may not exceed
twenty percent of the total surface area of the wall, including windows and doors but excluding
major projections such as awnings, on which the sign is located.
• The maximum sign surface area permitted on any building or individual leased space within a
building in the BP zone shall be determined by multiplying the number of square feet of the first
floor of the building or leased space by 0.025. However, in no case may the total sign surface
area for any one commercial establishment exceed five hundred square feet. (c)The sign
surface area of any sign(s) located on a wall of a structure may not exceed twenty percent of the
total surface area of the wall, including windows and doors but excluding major projections such
as awnings, on which the sign is located.
• All signs must be channel letters attached to a raceway or for non-lit letters attached to a rail,
(raceway and rails to be the same color as building surface behind/adjacent to rail).
• Wording of signs shall not include the product or service sold except as part of the Tenant's
trade name or insignia. MasterCard/VISA or product trademarks shall be prohibited.
• The design of all signs, including style and placement of all lettering, size, color, materials,
method of illumination, shall be subject to the approval of the Landlord as well as AHJ.
• Tenant signage to maintain cohesive look/feel to the building with similar style
• For buildings with more than one story—No sign may be placed higher than the second story
windowsill level, except for upper floor window signs only for businesses located exclusively
above first floor.
• No flush-mounted wall sign attached to a building may project more than twelve inches from
the building of the wall.

Tenant Exterior Signage—Shop Drawing Requirements
• All drawings to be fully dimensions and drawn to scale
• Elevation drawing required to show leasehold area and proposed sign placement
• A end view detail to show illumination, depth of letters and attachment methodology
• Transformer size and amp load to be computed and shown on drawing
Tenant Exterior Signage—Construction Requirements
• Fabrication of signs shall comply with both the intent of the sign detail provided as well as the
actual building condition.
• All exterior signs, bolts,fastenings, and clips shall be of non-rusting materials such as enamel,
stainless steel, aluminum, brass or bronze. No ferrous materials of any type will be permitted.
• All conductors,transformers and other equipment shall be concealed in raceways constructed
according to the Landlord Sign Detail. 15 mm neon tubing shall be the maximum diameter.
Transformers are to be on a GFI circuit with maximum output of 9,000 volts. No exposed wiring
running between individual letters shall be allowed. Amp load shall be computed and shown on
drawing. All signs shall be fabricated in and installed by U. L.-certified shops, and all signs shall
comply with all local building and electrical codes.
• All letters&signs exposed to the weather shall be mounted in alignment with the raceway.
• Each sign shall be labeled to comply with local ordinances; typically,this will include underside
mounting of identification of the power disconnect,the UL labeling, and the sign company. Only
the company label required by local ordinances is permitted, and it shall be applied in an
inconspicuous location.
• Sign contractor shall repair any damage to property or building caused by his work. No
penetrations of the wall shall be made by the Tenant without written authorization of the
Landlord.
• Tenant shall be fully responsible for the operations of Tenant's sign contractors.
Back of buildings
• Tenant name and unit number is allowed on the back service/man door with vinyl, no other
signs allowed.
o Lettering to be centered on door, 5 feet above finished floor
o Landlord will install lettering.
Signs prohibited
• Individual letters, all signs shall be on a raceway/or rail
• Except as provided herein, no advertising placard, banners, pennants, names, insignia,
trademarks or other descriptive material to be affixed or maintained upon the glass panels and
supports of the windows or doors or on the exterior wall of the building unless specifically
approved by the Landlord.
• Tenants are prohibited from taping standard paper signs to the exterior building

Illumination
• Signs may be illuminated; however,they must be shielded so that if illuminates only the face of
the sign and not shine directly into the public right of way or the sky.
• If illuminated, signs must be on a 7-day, 24-hour timer that causes the sign to be lit during all
normal operational hours. Landlord reserves the right to modify illumination hours.
• No signs or illuminated tubing or strings of lights may contain or be illuminated by flashing or
intermittent lights or lights changing degrees of intensity.
• No sign within one hundred fifty feet of a residential zone may be illuminated between the
hours of midnight and six a.m., unless the impact of such lighting beyond the boundaries of
the lot where it is located is entirely inconsequential.
• Lighting directed toward a sign shall be shielded so that it illuminates only the face of the sign
and does not shine directly into a public right-of-way, residential premises, or into the sky.
• Except for temporary signs erected in connection with the observance of holidays, no sign or
illuminated tubing or strings of lights may contain or be illuminated by flashing or intermittent
lights or lights of changing degrees of intensity, except electronic readerboards or signs
indicating the time, date or weather conditions.
The Tenant and Sign Contractor will not be permitted to commence installation of the exterior sign
unless all the following conditions have occurred:
• An approved set of final drawings reflecting the Landlord's approval shall be on file in the
Landlord's office.
• Tenant and their Sign Contractor shall be responsible for the securing of all applicable sign
permits required by the local authorities prior to fabrication of the signs.The Landlord's
approval is required on all plans prior to the application for permit.
• The Landlord reserves the right to revise this Signage Criteria in accordance with Arlington Sign
Ordinance for up to thirty(30) days before the Tenant's Rent Commencement date. However,
this Signage Criteria may be revised at any time if so required by any government agency having
jurisdiction over its contents.
• Tenant is responsible for all permitting and installation of all signage
• All exterior tenant signage shall be constructed and installed at Tenants expense
• Tenant is responsible for ongoing maintenance and good appearance of signage.
• Tenant is responsible for all removal, repairs, patching, sealing, and painting of wall upon lease
termination
o The removal of signs from said property within (15) days of the expiration and non-
renewal of the Tenant's lease is the responsibility of the tenant.At this time, it is also
the Tenant's responsibility to restore the building to the condition of the existing prior
to the sign installation

Tenant Exterior Signage—Construction Requirements
• Fabrication of signs shall comply with both the intent of the sign detail provided as well as the
actual building condition.
• All exterior signs, bolts,fastenings, and clips shall be of non-rusting materials such as enamel,
stainless steel, aluminum, brass or bronze. No ferrous materials of any type will be permitted.
• All conductors,transformers and other equipment shall be concealed in raceways constructed
according to the Landlord Sign Detail. 15 mm neon tubing shall be the maximum diameter.
Transformers are to be on a GFI circuit with maximum output of 9,000 volts. No exposed wiring
running between individual letters shall be allowed. Amp load shall be computed and shown on
drawing.All signs shall be fabricated in and installed by U. L. certified shops,and all signs shall
comply with all local building and electrical codes.
• All letters&signs exposed to the weather shall be mounted in alignment with the raceway.
• Each sign shall be labeled to comply with local ordinances;typically,this will include underside
mounting of identification of the power disconnect,the UL labeling,and the sign company.Only
the company label required by local ordinances is permitted, and it shall be applied in an
inconspicuous location.
• Sign contractor shall repair any damage to property or building caused by his work. No
penetrations of the wall shall be made by the Tenant without written authorization of the
Landlord.
• Tenant shall be fully responsible for the operations of Tenant's sign contractors.
Back of buildings
• Tenant name and unit number is allowed on the back service/man door with vinyl, no other
signs allowed.

o Landlord will install lettering.
Signs prohibited
• Individual letters, all signs shall be on a raceway/or rail
• Except as provided herein, no advertising placard, banners, pennants, names, insignia,
trademarks or other descriptive material to be affixed or maintained upon the glass panels and
supports of the windows or doors or on the exterior wall of the building unless specifically
approved by the Landlord.
• Tenants are prohibited from taping standard paper signs to the exterior building

Illumination
• Signs may be illuminated; however,they must be shielded so that if illuminates only the face of
the sign and not shine directly into the public right of way or the sky.
• If illuminated,signs must be on a 7-day,24-hour timer that causes the sign to be lit during all
normal operational hours. Landlord reserves the right to modify illumination hours.
• No signs or illuminated tubing or strings of lights may contain or be illuminated by flashing or
intermittent lights or lights changing degrees of intensity.
• No sign within one hundred fifty feet of a residential zone may be illuminated between the
hours of midnight and six a.m., unless the impact of such lighting beyond the boundaries of
the lot where it is located is entirely inconsequential.
• Lighting directed toward a sign shall be shielded so that it illuminates only the face of the sign
and does not shine directly into a public right-of-way, residential premises, or into the sky.
• Except for temporary signs erected in connection with the observance of holidays, no sign or
illuminated tubing or strings of lights may contain or be illuminated by flashing or intermittent
lights or lights of changing degrees of intensity, except electronic readerboards or signs
indicating the time, date or weather conditions.
The Tenant and Sign Contractor will not be permitted to commence installation of the exterior sign
unless all the following conditions have occurred:
• An approved set of final drawings reflecting the Landlord's approval shall be on file in the
Landlord's office.
• Tenant and their Sign Contractor shall be responsible for the securing of all applicable sign
permits required by the local authorities prior to fabrication of the signs.The Landlord's
approval is required on all plans prior to the application for permit.
• The Landlord reserves the right to revise this Signage Criteria in accordance with Arlington Sign
Ordinance for up to thirty(30)days before the Tenant's Rent Commencement date. However,
this Signage Criteria may be revised at any time if so required by any government agency having
jurisdiction over its contents.
• Tenant is responsible for all permitting and installation of all signage
• All exterior tenant signage shall be constructed and installed at Tenants expense
• Tenant is responsible for ongoing maintenance and good appearance of signage.
• Tenant is responsible for all removal, repairs, patching,sealing,and painting of wall upon lease
termination
o The removal of signs from said property within (15)days of the expiration and non-
renewal of the Tenant's lease is the responsibility of the tenant.At this time, it is also
the Tenant's responsibility to restore the building to the condition of the existing prior
