AUTHORIZATION - This report was authorized by Smithway Co. in June , 1998. 2. PURPOSE-This report has been prepared to comply with the City of Arlington storm drainage requirements for new development. This report describes the drainage system which meets City storm water runoff control and water quality treatment requirements. 3. PROJECT SITE-The project is located at the corner of 63rd Ave. N. E. and 192nd St. ,Arlington ,WA. Sheet C 1 shows the present general site arrangement. The site is fapproximately 4.4 acres in area. l 4. EXISTING LAND USE- The site is an industrial assembly and manufacturing site consisting of two metal buildings, covered storage area and minimal driving surfaces. The area surrounding Building# 1, the southern most building is noncompacted dirt with f some natural landscaping on the east and south borders. Building#2, the northern structure, has minimal natural landscaping on the east boundary and some between Bldg.'s 1 &2. The working surface surrounding Build#2 is compacted earth. 5. PROPOSED DEVELOPMENT - The property will be developed in several Phases. Phase 1 consists of grading and gravel paving of the exterior work area surrounding Bldg. #1. Phase 2 will be the construction of a paved parking facility to the north of Bldg. #2. Phase 3 will consist of an addition of 4,000 sf on Bldg. #1. Future phases may include connecting Bldg. 1 &2 with a.covered work area. The phase improvements are show on the attached drawing provided.by Gary Parkinson Architect. 6. EXISTING STORM DRAINAGE SYSTEM -The site has no specific storm drainage system at this time. The existing buildings have down spouts which discharge to the l surrounding ground surface. . l 7. TOPOGRAPHY - Sheet C-1 shows spot elevations of the existing site. The site is generally flat with the difference in building finish floors being about 1.8' with Bldg. 1 being lower than Bldg. 2. The site has no drainage runoff entering or leaving the site. All storm drainage appears to infiltrate into the surrounding soil. 8. SOIL TYPE-The existing soils reported at the site by SCS Soils Conservation Maps includes two groups. The northern area is a Lynnwood Loamy Sand while the southern soil is reported as Everett Gravely Sandy Loam.The hydrologic group designation of these soils are both type A. The soil permeability vanes from 0.2 to 6.0 in/hr. for surface soils and 6.0 - 20 in. /hr. for the soil below 6" in depth. The highly permeable soil is at elevation 98 and below. As part of the analysis of the site soil test pits were excavated to verify the data provided in the SCS document. The soils log are presented in the 1 Appendix. They confirm the presence of sandy material. No water table was encountered to depths of 6' or more. [ 8. DESIGN STORM -The project site is located at latitude N 48° 10' 16", longitude W 122' 8' 48". The design rainfall quantities for a 24 hour storm have been obtained from NOAA ATLAS 2, Volume IX. The rainfall for the 2 year storm is 1.8" and 100 year I storm 3.9"Copies of the data are in Appendix A. 9. DESIGN CRITERIA -The system is designed as on on-site infiltration system therefore the design storm for the rooftop and paved areas are the 100 year storm,. The pervious areas are landscaped or natural areas therefore they have been left to percolate 98-006 2 Two Rivers Engineering r I �1 into the soil. The water quality treatment for the gravel and paved area shall be catch basin inserts which hold screens and oil adsorbent pads to collect debris and oil from frunoff before entering the infiltration basins. DESIGN CALMLATIONS - Drainage calculations were developed using the computer program WaterWorks'I'M by Engenious Systems, Inc. Appendix A includes the basin hydrographs for the 100.year storm as routed through the appropriate drainage ` systems. y. 11. PROPOSED DRAINAGE SYSTEM-The proposed drainage system is composed of two infiltration systems for Phase 1 &3. It is recommended that the entire system be constructed at this time to accommodate both Phase 1 and 3 drainage requirements because the new roof runoff infiltration basin will be located under the new gravel work surface. While that infiltration_basin can be constructed at a later date, later construction will result in lose of the new surface and increased cost at a later date. The gravel area runoff will flow into catch basins which include debris collectors and oil filters to treat the runoff then flowing into an underground infiltration system composed of 12" perforated PVC pipe. The roof top infiltration system will be the same as the gravel area without the catch basin filters. Table 2, Smithway, Inc. Phase 1 shall begin with temporary erosion control which is a construction entrance for control of sedimentation off site. Since the site is virtually flat construction of silt fencing and other standard TE&SC BMPs are judged to be unnecessary.
