The proposed lot locations and approximate locations of the explorations accomplished for this study are presented on the site and Exploration Plan, Figure 1. In the event that any changes in the nature of the lot configurations are planned, the conclusions and recommendations contained in this letter should be reviewed and modified, or verified, as necessary. The purpose of this study was to provide subsurface data to be utilized in determining the stability of the onsite slopes. Our study included a review of available literature, excavation of exploration pits, and performing geologic studies to assess the type, thickness, distribution and physical properties of the subsurface sediments and shallow ground water conditions. This report summarizes our current field work and offers slope stability recommendations based on our present understanding of the project. FINDINGS Site and Project Description This study was completed based on discussions with Mr. Jim Scarberry of Ueki America Corporation and a site plan provided by Mr. Jim Scarberry, undated. Present plans call for the construction of one single family residence on each of the two lots studied. At the time of this study, the exact building locations, finished floor elevations, and yard grades had not been finalized. Lot A-6 was situated on the north end of Silverleaf Place. The lot was roughly pie-shaped, extending out 100 feet on the east side and 150 feet on the west side from Silverleaf Place. Topographically, the majority of lot was level with a north dipping slope occurring approximately 70 feet north of Silverleaf Place. At the base of the approximately 10 foot 1H:1V (Horizontal:Vertical) slope, there was a level bench which occupied the remainder of the lot. This bench appeared to be an old road cut. Total elevation change across the lot was on the order of 10 to 13 feet. The rectangular lot generally sloped northwest at a 2H:1V angle with a level bench extending out approximately 20 feet from both aforementioned streets. Total elevation change across the lot was on the order of 15 feet. The lot had been cleared at the time of our field study. Subsurface Conditions Our field study included excavating 5 exploration pits on each lot with a rubber-tired baekhoe. The various types of sediments, as well as the depths where characteristics of the sediments changed, are indicated on the exploration logs presented in the Appendix. Geologically, subsurface conditions on the two lots were very similar, therefore the following encountered stratigraphic information has been combined for both lots. The following section presents the encountered stratigraphic units from youngest to oldest. Unit 1 (Fill) Sediments of Unit 1 consisted of loose, damp, brown, silty sand with scattered gravel and wood. These sediments were locally derived fill material and were encountered in EP-1, EP- 2, EP-6 and EP-7 and extended from ground surface to a maximum depth of 4 feet in EP-2. Unit 2 (Vashon recessional deposits) Unit 2 sediments consisted of medium dense, damp, brown, silty sand with scattered gravel, cobbles and some boulders. These sediments were encountered in all of our explorations either underlying a thin veneer of topsoil, Unit 1 or at ground surface, and generally was on the order of 2 to 4 feet thick. Maximum depth of this unit occurred in EP-2 which was 8 feet below ground surface. These sediments were interpreted to be Vashon age (12,500 years before present) recessional deposits which were deposited as the most recent continental glacier receded to the north. Unit 3 (Vashon lodizement till Sediments of Unit 3 consisted of very dense, damp, grey, silty sand with scattered gravel. This unit was encountered in all of our explorations and was observed to directly underlie Unit 2. The upper contact ranger) in depth from 1 foot in EP-9 and EP-10 to 8 feet in EP-2. Most of our explorations terminated in this unit after penetration of 2 to 3 feet due to the very dense nature of this unit. The exception was EP-8 where at a depth of 4 feet, we broke through this unit. These sediments were interpreted to be Vashon age (12,500 - 15,000 years before present) lodgement till. This material was overrun by several thousand feet of ice during the last glacial advance which resulted in a compact soil possessing high strength, low compressibility, and low permeability characteristics. Unit 4 (Vashon advance deposits) Unit 4 sediments consisted of very dense, damp, grey, sand with a trace silt. This unit was encountered only in EP-8 from 4 feet to the termination depth which was 13 feet below existing ground surface. This unit was interpreted to be Vashon advance deposits which were deposited and overrun as the Vashon glacier advanced to the south. I 2 No ground water seepages were observed in the exploration pits during the time of our study. In addition, no surficial water or saturated ground conditions were observed on the site. The recessional outwash deposits are considered to be highly permeable and surface and ground water would have a tendency to percolate downward through this material relatively rapidly. It should be noted that perched ground water may occur during wet periods of the year. Perched water occurs when surface water infiltrates down through relatively permeable soils and becomes trapped on perched atop a comparatively impermeable barrier such as the till. OPINIONS AND CONCLUSIONS Slope Stability Hazard Concerns Our subsurface explorations indicate that, from a geologic hazard standpoint, the slopes which occur on the lots currently possess a low risk of slope movement. This is evidenced by the encountered in-place stratigraphy and lack of an adverse ground water regime. However, in order to maintain the integrity of the steep slope located on Lot A-6 (see Site and Exploration Plan, Figure 1), we recommend a building setback of 10 feet from the top of the slope. The Vashon recessional outwash deposits are generally considered to possess suitable vertical strength to provide building support for most single family residences; however, due to the lack of a binding matrix, this material contains relatively low lateral strength, especially in sloping areas. Therefore, due to the slopes present on Lots A-6 and A-11, it is recommended that building foundations placed on slopes greater than 25 percent be embedded a minimum of 12 inches into the underlying, very dense, natural till sediments (Unit 3) to reduce the potential of surficial raveling undermining the footings. No uncontrolled fill, topsoil, or debris should be placed on steeply sloping areas either before, during or after construction. Uncontrolled material placed on slopes are extremely susceptible to slope movement. Any proposed fill soils planned on the site should be reviewed by our office prior to construction. Erosion Hazard Considerations Due to the lack of a binding matrix, the onsite Vashon recessional materials are considered to possess a high potential of erosion from concentrated flows regimes, even on relatively gentle slopes. Therefore, control of surface discharge during and following development should be performed in order to reduce this particular hazard of erosion. All due care should be taken to insure that surface runoff and domestic discharge will not randomly daylight onto the site. All flow from devices used to collect surface discharge should be directed into a tightlined system which discharges into an appropriate storm drain system. Uncontrolled discharge on the slope areas will promote erosion, and subsequently, slope instability problems. It is our opinion that the erosion potential from sheet flow is relatively low provided that the following recommendations are followed. 1) Soils which are to be used around the site should be stored in such a manner as to minimize erosion. Protective measures may include, but are not necessarily limited to, covering with plastic sheeting, the use of low stockpiles in flat areas, or the use of i hay bales. 3 i 2) Silt fences should be established along the lower elevations of each lot during construction to mitigate potential offsite sediment transport. 3) We recommend that areas stripped of vegetation during construction be replanted as soon as possible or otherwise protected. It may be necessary to cover sloping areas with an impervious sheeting during inclement weather to further reduce the potential for erosion.
