The following items should be corrected before the permit is issued: 1. You should ensure that the city agencies such as Planning, Zoning, Public Works and the Fire Department approve of the project. 2. The plot plan should be corrected to show final approved setbacks. 3. The Breezeway should be deleted from the drawings, both the plans and the elevations, or an architect or engineer must stamp the drawings. 4. Separate permits should be obtained for each building. Sec. 301(a) Permit fees apply to each building. Plan check fees on the second building are established by the building official. 5. The fabricator of the roof trusses should be approved by you prior to fabrication. Sec. 302(b) FOURPLEX FOR RON HANSEN -2- Sept. 12, 1989 6. The sheet "General Specifications Minimum Standards" is too broad. Such as the statements, "No variance by a building official shall be binding on Designers," and "The Uniform Building Code, latest Edition, of ICBO with possible modifications by local .-.ode administration, shall govern where not other- wise qualified in the Specification." These are superceding the authority of the building official. The sheet should not be approved as part of the permit. The applicant should go through the listed—specification and select the ones that apply to this job, and submit them for approval. 7. Exterior walls less than 5 feet from the property line or from the assumed property line between buildings A and B should be 1-hour construction. The east wall of the storage units on the east side of building B should be 1-hour. The walls of the utility and the storage which face each other should be 1-hour construction. Sec. 503 (b) 8. All 5/8" gypsum wall board which is part of a fire-rated assembly should be type "X"; drawings should be so noted. 9. Openings are not permitted in walls less than 5' from the assumed property line. Sec. 1705(a)2 11. A justifying I.C.B.O. or U.L. test data should be submitted showing that 5/8" type "X" G.W.B. attached with spring clips is an approved 1-hour fire- resistive construction. Sec. 105 12. Projections (eaves) cannot extend beyond an exterior wall 1/3 the distance to the assumed property line. Sec. 504(b) . The projection at the utility and storage can be 1'-0" and the projection at the storage units on the east side is 8". 13. Street address numbers visible and legible from the street should be noted on the drawings. Sec. 513 14. Flashings should be provided for all exterior openings. Sec. 1707(b) 15. The water heater should have seismic tie-downs. Sec. 504(d)U.M.C. 16. Every room used for sleeping should have a window for emergency exitting. Opening vents should be shown on the drawings. Every dwelling unit should have comfort heating facilities to maintain a room temperature of 70' degrees F. Sec. 1212. The method of heating and size of heating equipment should be shown on the drawings. 4. Parapets not less than 30" in height should be provided on walls which are within 5'-0" of the property line. See item 7 above. Parapets should be 1-hour construction and the uppermost 18" on the side adjacent to the roof should have faces of non-combustible materials. Sec. 1709. 22. Guard rails on decks should be not less than 36" high and should have intermediate members through which no object greater than 6" can pass. Sec. 1711. 23. The stress, grade and species of structural lumber should be noted on the drawing and not use the "General Specifications." The designer does not know the meaning of the wood materials given. Also, there is no No. 1 Select Structural, and the "Dense" beam grades are a special order. 24.
