The $65,000 per acre is a non- sewered rate. This lower overall rate takes into account the lesser net useable land on the site due to setbacks, buffers and wetlands. The assessment of $2,568,400 is accordingly 89% of its purchase price and considered to be conservative. The Assessor, therefore, requests the assessed value be sustained.
