This letter is written confirmation that the existing parking and landscaping, located at 19421 -59'th Ave.
NE,complies with the current City of Arlington Zoning requirements for use as TK Theater Offices and
Manufacturing.
PARKING REQUIRED:
Manufacturing: 12,200 sf x 2/1000 sf = 24.4 or 25 stalls
Office: 2,200 sf x 3.6/1000 sf =7.92 or 8 stalls
Total required: 33 stalls
Existing Parking: 38 stalls
LANDSCAPE REQUIRED:
Street Frontage 10'-0"type III 405'x 10' =4050 sf
Perimeter 5'-0"type III 486'x 5' = 2430 sf
Parking area 17.5 sf per stall 17.5' x 38= 665 sf
Total 7145 sf
EXISTING LANDSCAPING: 9585 sf
9585 sf -7145 sf =2440 sf extra
The existing landscape areas exceed the amount required by 2440 sf. The location of the landscaping
does not conform to all the current code required locations. If the perimeter landscaping were added to the
parking area the isle and stall dimensions would be less than allowed by code. The landscaping area
provided on site does exceed the required square footage and does meet the intent of the code to provide
planting areas. Please find attached a copy of the existing site plan for your files.
