L E A S E
3 THIS LEASE, made this ?, day of July, 1986, between the CITY OF
ARLINGTON, a municipal corporation of the State of Washington, Lessor, and
4 ARLINGTON SCHOOL DISTRICT #16, Lessee.
5 1 . LEASE AND DESCRIPTION. Upon the terms and conditions hereinafter set
forth, the Lessor does hereby lease to Lessee, and the Lessee does hereby lease
6 from Lessor those certain premises situated in the City of Arlington, Snohomish
County, State of Washington, being that part of the Arlington Municipal Airport,
7 according to the map thereof filed with the Lessor's Clerk, said airport being
situated in Sections 15, 16, 21 and 22 , Township 31 North, Range 5 East, W.M. ,
8 described as follows:
9 A tract of land at Arlington Aeronautical Park, as more fully
described on Exhibit "A" hereto attached, containing a metes
10 and bounds description of the premises, and as shown on Exhibit
"B" hereto attached, being a map of the premises and other 7
11 premises, which exhibits are herein incorporated by reference
into this lease and made a part hereof as if fully set forth
12 herein. In the .event of any discrepancy between the descrip-
tion set forth between Exhibit "A" and Exhibit "B", the des-
13 cription set forth of Exhibit "A" shall prevail . , comprising
14 •954 acres m ore or less.

2. BUSINESS PURPOSE. The premises are to be used for the purpose of
16 classroom instruction, both day and night, and for seminars, meetings and all
17 other functions lawfully undertaken and 'discharged by a public school district .
i 3. TERM. The term of this lease shall be for four (4) years, 51 months,
1 8 and shall commence on the 17th day of July, 1986 and end at midnight on the
19 31st day of December 1990, inclusive.
3. 5 OPTION. Lessee shall have the option of renewing this lease for
20 four (4) additional terms of five (5) years each on the same terms and con-
ditions, except the rental shall be increased or decreased in accordance with
21 the provisions of paragraph 4.5. The option shall be deemed exercised unless
22
the Lessee notifies the Lessor in writing not less than sixty (60) days prior
to the expiration of the then existing term that the option will not be exercised.
Once Lessee has given notice to Lessor that the option will not be exercised,
2 3 there shall be no further right to renew and the Lessee will terminate at the
24 end of the then term.
25 4. RENT. The rent for the said premises for the first five (5) years
f the term of this lease shall be computed as follows and shall be in the
26 following amounts.
27 PARTIAL YEAR: (July 17, 1986 through December 31 , 1986) An annual sum equal
to 90% of 100% of $33,000.00 (said $33,000.00 being the "Appraised Value" of

41 ,250.00 per acre discounted 20% by the Lessor) multiplied by .954 acres, said
um being $1 ,038.90 for the five month, fifteen day period.
