I 0, 1 RED OAK ARCHITECTURE 324 North Olympic Avenue Arlington,Washington 98223 360.502.7200 www.redoakarchitecture.com ARCHITECTURAL STANDARDS CUZ CONCRETE — ADMINISTRATIVE DESIGN REVIEW 10.16.2025 Jen Haugen City of Arlington 238 North Olympic Ave Arlington WA,98223 Jen Haugen (360) 403-3552 Hello, Please see the included descriptions of Architectural standards which are being utilized to fulfill the desired goals of the City of Arlington Development Design Standards. 1.0 Street Character and Liveliness In the context of an industrial site where heavy equipment is operating,moving pre-cast concrete products around a busy yard,often with dusty/muddy conditions,the solution would be to include a Type A Opaque screening wall up to 6'.This wall will help to contain the site from the pedestrian environment.To encourage a better street character the fence has been designed to have visual interest. 2.0 Pedestrian Environment Building access from 67th Ave is provided with vehicular curb cuts.Providing pedestrian access would be an issue for safety as the site is an active work zone with heavy equipment moving around frequently during business hours.The pre-cast concrete fencing is intended to maintain visual interest with a repeating reveal pattern which will break up the mass of the panels and create a more human scale at the sidewalk. 2 CUZ CONCRETE — ADMINISTRATIVE DESIGN REVIEW 3.0 Landscape Design The Area for landscape design in front of the fencing varies from zero to 1'-6"in depth to the existing sidewalk with pockets @ utilities.The existing sidewalk condition has plant material spilling onto the sidewalk along the entire property line.In places the plant material extends nearly 1'over the concrete sidewalk.To remedy this maintenance issue,it is the intent to use river rock to discourage plant growth and be low maintenance in the space between the Sidewalk and new fencing. 4.0 Transition Between Occupied Spaces and Street The Site does not include publicly accessible spaces beyond the facility offices.Those are accessible by vehicular access.Other access to the site from the street would be hazardous to pedestrians.The fence provides the barrier for pedestrian safety. 5.0 Neighborhood Character To provide a pleasant pedestrian experience and screen the operations from the street the fence needs to be opaque. Creating a visually distinct fence will make for an appealing backdrop to the sidewalk and improve the current streetscape. 6.0 Adjacent Properties The privacy and solar access of adjacent properties will not be negatively affected by the proposed fencing.The headlights of cars parked on-site along 67th will now be blocked from projecting onto the street or adjacent properties. 7.0 Siting With an industrial use site,allowing public access to the buildings or site would be unsafe.This fence helps to separate the sidewalk and the properties industrial activities. 8.0 Transit Facilitation No bus stops exist near the project site.The nearest bus stop is 0.6 miles away on 204th St NE.This fence will provide a cleaner street/sidewalk corridor for pedestrians. RED OAK ARCHITECTURE 3 CUZ CONCRETE — ADMINISTRATIVE DESIGN REVIEW 9.0 Architectural Character The visual aesthetic of the fence will be a repeating pattern of reveals in the concrete panels.The rhythm created by the fence will help to break up the mass of it from the sidewalk and street perspective and bring the surface back to a more human scale. 10.0 Character and Massing Adjacent properties do not currently provide visual screening as desired by municipal code.Many are utilizing Chain link security enclosures.This fence will be a step above those responses and provide visually appealing opaque separation of industrial use from the streetscape. 11.0 Architectural Elements The fence utilizes Reveals,rhythm and Symmetry to create a visually appealing border to the property. 12.0 Exterior Finish Materials Exterior Materials are intended to reflect the character of the business Pre-cast concrete is the main product of the business therefore the use of precast concrete panels for a fence fits the use and character of not only the business but the zoning district as a whole. 13.0 Parking Garages No parking garages are proposed or currently exist on the property. 14.0 Mixed-Use Buildings The Site does not have or propose any Mixed-Use Buildings 15.0 Old Town Business District RED OAK ARCHITECTURE 4 CUZ CONCRETE — ADMINISTRATIVE DESIGN REVIEW The Site does not exist in the Old Town Business District RED OAK ARCHITECTURE FA1T T T I -ITS ABBREVIATIONS VICINITY MAP PROJECT INFORMATION PROJECT TEAM SHEET INDEX u Number FO Face Of...
