Having reviewed the proposed addition at 19200-59th I have the following comments : Environmental Checklist : / / The description indicates that they intend to utilize a portion of the add— ition as a fabrication shop. What type of fabrication? Will the type of fabrication require excessive amounts of water, generate waste, etc. It also indicates that the remainder of the addition will be used for "stores" does this mean retail stores or what? ' Water will be discharged into the ground, so the answer to that question is not "no". The storm drainage and possibly the septic system will discharge into the ground. The storm drainage plan was not included in the material I have received so I am not able to comment other than the fact that the plans will require City approval. The proposed use will indicate whether or not waste materials will be dis— charged into the ground. A landscaping plan should be required and must also get City approval. Noise : The adjacent airport certainly qualifies as an "existing noise in the area" and should be so indicated. Aesthetics will be mitigated through landscaping. Recreation does apply and its location and type should be shown. Mitigation will be required based upon the residential equivalent units. Parking space requirements would be based upon the approximately 25 people. The airport may want to require certain street improvements. The project will "occur in the immediate vicinity of" the airport. Transportation mitigation will be based upon ADT' s. More employees means more need for all City services and mitigation will be required. Additional employess will require additional fees based upon equuivalent units.
