I cannot approve your plans at this time as I have the following clarifications and or corrections that need to be identified prior to plan approvals being granted. I feel that these corrections/modifications can be identified with additional submittals on letter head with you and your Engineer of Record approval. No additional stamp is required. 1. Sheet 1—Please remove reference to the 2012 Building Codes. The EOR's sheets reference the 2015 IBC for engineering. With your approval this can be a red line modification. 2. Sheet 2—No "S" sheets were provided please remove all comments to their details. Again these can be modified by red lines as the information for the build is on the sets provided in other locations. 3. Sheet 3—Please provide a cross section of the required one-hour separation wall per IRC §R302.3.There will need to be one for each wall type. One for the garage 2X4 wall and one for the habitable 2X6 wall.These will need to be provided for. I don't feel that the FOR will need to verify anything on these but should be notified of the necessity for them. 4. Sheet 3—The "office" room will need to use the optional 4-OX4-0 window as an egress window is required. A room in which a closet is "built in" is considered a bedroom.This item can be modified by red lines with your permission. You have provided the require smoke detector. 5.
