Upon arrival,the homeowner, Celinda and mechanical contractor, David Dudley greeted me. Celinda and Mr. Dudley provided photo documentation of the project and at that point I reviewed the information and the work completed without permits. I base my findings on the 2015 International Residential Code and 2017 Accessible and Usable Buildings and Facilities requirements as follows: 1. Work completed without the following permits: • Residential Building Remodel Permit • Plumbing Permit • Labor and Industries, Electrical Permit 2. Floorjoists in shower area; removed and replaced without verification of size or type for structural requirements. 3. Floor joist hangers from photos appear incorrectly sized. 4. Plumbing re-located for new shower base, no inspection. 5. Water closet plumbing re-located, incorrect location, no inspection. 6. Shower pan installed with cardboard drywall shims.These shims are non-structural, no inspection. 7. Water closet enclosure framed at incorrect width at 30"; minimum requirement is 34"to 38". 8. Water closet enclosure had no grab bars at time of inspection. 9. Wall between bathroom and bedroom; removed and replaced with a beam. No verification of size or structural support requirement for floorjoists below or if the wall removed was a structural support for framing above. 10. Game room floor; raised without verification of materials or inspection of installation. These findings may not be all encompassing;the work performed was without permits, inspections and since, covered.
