He wishes to have the decking replaced with a TimberTech PVC decking product and a metal railing installed by the same manufacturer. The deck will NOT change from its existing size and shape. To exceed the specifications from the manufacturer, and current code, the ledger, and joists, will be changed from the existing 2x6, 16" O.C., to 2x8, 12" O.C. The existing ledger attachment does not meet standard, so, per the attached drawings, the new ledger will be attached to the house per current building code standards, with modern hardware. (See specs on attached drawings) The existing posts, footings, and support beams will remain and be reused, but the joists will be upgraded to a more substantial dimension. However, they will now also be blocked (are not currently), and secured to the existing beam, with hurricane ties (Simpson H1Z's). (See attached drawing and specs for joist attachment method to ledger board) The stair stringers will also be replaced, made 12' O.C. as well, and attached to the rim joist of the deck with modern hardware and methods (see attached drawings and specs). The staircase landing will also have a 4'x4' x 4" deep concrete pad added to receive the bottom of the stringers, as it currently does not have one, and one additional support will be added under the stringers to not exceed a 6' span at any point.
