Dear David:
The submitted drawings have been examined for compliance with the 1988
Edition of the Uniform Building Code. The following items should be
corrected on the tracings before the permit is issued and resubmitted
to me:
1. You should ensure that the city agencies such as Planning, Zoning,
Public Works and the Fire Department approve of the project.
2. The fabricator of the roof trusses should be approved by you prior
to fabrication. Sec. 302(b) .
3. The manufacturer's truss layout should be submitted prior to the
permit being issued. Sec. 302(b) .
4. David: The drawing specifies Simpson STC clips in the General
Notes. You should check them in the field inspections.
5. All references to Elevation "A" should be deleted.
6. The posts in the garage walls should be covered with 5/8" type "X"
GWB, including posts in walls. '
7. All duct work in garage should be not less than 26 guage with no
openings in garage. Sec. 503(d)3.
S. The water heater and furnace are appliances and should have pilots
and burners up 18" above the garage floor.

9. If the garage separation protection is installed on the garage
ceiling, it should be 2 layers of 5/8" type "X" GWB. Sec. 503(d)3.
10. Water heaters should have seismic tie-downs. Sec. 504 U.M.C.
11 . The door from the garage to the laundry room should be 1-3/8"
thick. Sec. 503(d)3.
12. Flashings should be provided for all exterior openings. Sec.
1707(b) .
13. The rear elevation windows do not agree with the floor plans.
14. The window in Bedroom #2 should show the opening vent. Sec. 1204.
15. The Den windows should show the opening vents.
16. Guard rails should be not less than 36" high with intermediate
members thru which no object 6" in diameter can pass. Sec. 1711 .
17. The structural specifications in the "General Notes" calls for
H.F.#2, but the details require D.F.#2. The H.F. specifications should
be deleted.
18. The reactions of all the girder trusses and hip masters should be
provided prior to the permit being issued.
19. Provisions should be made for the bearing of trusses if the
reaction is over 4,252 pounds.
20. The chambered ceiling of the dining room will be difficult with
the floor of Bedroom #3 above.
21 . Structural calculations by a structural engineer should be
submitted to justify the structural system in resisting wind loads, and
supporting dead and live loads, including foundations.
22. David: Note that the drawings show the footings being installed
in undisturbed soil, which is correct and should be enforced at
inspection.
23. David: Note that the drawings have been changed with a blue pen.
Both sets should be the same. You do not have to accept such a
submission.
24. The drawings should show exactly which sheathing is to be used and
not show additional alternates. Delete all references to the notes not
used.

25. Spaced sheathing is not approved for shake roofs. Table 32-B2
(In areas subject to wind driven snow. )
26. Wood posts supported on concrete piers should be pressure-treated
unless the concrete is 8" above the earth. Sec. 2516(c)4. Note that
concrete should be poured 7" into undisturbed earth. See Footnote 2,
Table 29A. 90# felt is not approved in lieu of pressure-treated posts.
27. Where post and beam construction in the crawl space is used, a
positive connection should be provided at the post/beam connection to
ensure against uplift and lateral displacement. The connections should
be attached to both sides of the beam and the post with 2 - 16d nails
in the beam and 2 - 16d nails in the posts. Sec. 2516(m) .
28. The building must have bracing in accordance with Sec. 2517(g)3
and Table 25-V or engineering calculations must be submitted for
different methods of bracing.
a) V -0" wide panels at the corners or as near as possible
thereto and installed so that there is no unbraced section
along the wall exceeding 25 feet, for the top story.
b) 4' -0" wide panels at the corners or as near as possible
thereto and comprising 25% of the wall length to be sheathed
for the lower floor.
c) The shear panel locations should be shown on the floor plans
and noted as a shear panel.
d) Detail #2, which is attached, specifically states for use for
garage walls and as such is not approved for the living room
front wall bracing panels.
e) Detail #1, which is attached, was designed for a one story
garage and will not resist the shear for the building shown.
f) Calculations should be submitted by a registered engineer.
29. A 22" X 30" attic access should be provided for each attic space
having a minimum headroom clearance of 30". Sec. 3205(a) .
30. Landings should be provided at all exterior doors and should be
not less than 36" in direction of travel. Sec. 3304(j) .
31. Exterior steps and the steps to the garage should have 8" maximum
risers and 9" minimum treads. Sec. 3306(c) . Note on drawings. I am
sure that there is more than one riser to the garage.
32. The skylights should be double glazed of CC-2 plastic or two panes
of 5/32" laminated glass. Note on drawings. Sec. 3402, 3403 and 5207.
33. The chimney should have the front rebars extending into the
footing. A 1" clearance to combustibles should be shown or noted on
the drawings. Sec. 3704.

34. The building should comply with the "Performance Approach Method"
of the Wash. Energy Code:
a) The gross wall area is incorrect.
b) The floor/ceiling area is close.

f) The window area is incorrect.
g) The area of the skylights is incorrect plus the area of the
roof of the sky wall should be added.
h) The area of the garage door is correct.
i) The net area of the walls is incorrect.
J ) The U-values of the windows should be checked in the field.
k) Calculations should be submitted for heating and cooling
loads.
1) Heating equipment should not exceed 150% of the heating and
cooling loads.
m) The drawings show R-19 in the garage walls. The drawings
should be corrected.
n) An engineer should be required to do the energy code
calculations.
David: Advise the contractor that if a third plan review becomes
necessary, an additional plan check fee will be charged, and that all
items must be addressed.
