• The design of accessory buildings that require a building permit shall be architecturally compatible with the main building through the use of walls/roofs/trellises, fence/wall connections and/or landscaping.

RE: BLD#6299 Residential Zoning Verification
A review of this project by the Engineering/Community & Economic Development (CED) Department
indicates that the following conditions shall be met:
1. Construction permits, inspections and final approvals are required for this project from City of
Arlington CED Department.
2. A Type 1 Civil Construction Permit is required for this project. Detailed drawings in accordance
with the current City of Arlington Design and Construction Standards and Specification shall be
submitted to the Community and Economic Development Department, showing site grading,
paving, landscaping, utilities, storm drainage, temporary construction erosion and sedimentation
control (TESC), and all required improvements in the public right-of-way. CED approval of these
drawings is required prior to any permits being issued. All improvements shall be completed,
approved, and warranted before the Occupancy Permit is issued/final approval is granted. Refer to

3. Temporary erosion and sedimentation control (TESC) measures for construction activity must be
operational prior to commencement of any clearing or earthwork. An approved permit and SWPPP
for this work is required prior to set-up of TESC measures on-site. All BMPs must comply with City
of Arlington Design and Construction Standards and Specifications.
4. All exposed ground must be reseeded within 30 days of the completion of construction. If
reseeding is not practical due to weather or seasonal restraints, the ground must be covered with
mulch as directed by the City Engineer.
5. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression
and street cleaning must occur as directed by the Public Works Inspector.
6. Any grading/fill on this site shall be done so as to not impact the surrounding properties.
7. Stormwater shall be managed in accordance with City of Arlington Stormwater Management
Standards current at the time the civil/building permit application package is submitted to the City
for review.
• The Stormwater code is the Dept. of Ecology’s 2024 Stormwater Management Manual for
Western Washington (2024 SWMMWW) with Chapter 3 of the City’s Design and Construction
Standards and Specifications manual. Refer to Stormwater Drainage Report (PDF) for
additional information.

8. Per AMC Chapter 13.04.180(b)(3)(B), detached ADUs require a separate meter for water service.
The Detached ADU meter can be tapped off the existing water service line that serves the principal
residence meter. The property owner is required to pay for an additional water meter and
installation fee, pressure reducing valve and all new water service lines necessary to serve the
Detached ADU. A new water connection fee is not applied. Monthly fees are determined by the
current water rates.
9. Per AMC Chapter 13.08.130(a)(4)(B), detached ADUs are required to extend the side sewer line
serving the principal residence to the Detached ADU unit. The property owner is required to submit
construction drawings for the side sewer extension and pay a side sewer inspection fee. A new
sewer connection fee is not applied. Monthly fees are determined by the current sewer rates.
10. An ADU shall pay fifty percent of the city transportation impact fee and community park impact fee
for a single-family dwelling unit. Fees are regulated by AMC Chapter AMC 20.90. An ADU is exempt
from city transportation impact fees, park impact fees, and off-street parking requirements (only if
parking is available on an abutting public street), but only if a restrictive covenant is recorded on
the property stating the ADU shall be rented at an affordable rate of sixty percent AMI or less for a
duration of fifty years. The restrictive covenant shall be reviewed and approved by the city,
recorded with the Snohomish County Auditor's Office, and a conformed copy returned to the
Community and Economic Development Department.
11. Any broken or damaged sidewalk/ public right-of-way shall be repaired/ replaced in accordance
with current City of Arlington Standards and per the City Inspector.
12. As-builts of water, sanitary sewer, and storm systems are required to be submitted to the City per
City Design and Construction Standards and Specifications prior to the utilities being brought
online. Refer to Design and Construction Standards Chapter 1-11 (PDF)
13. In general, please call out all utilities and site features in accordance with the specific type and
standard drawing number listed in the City’s current Design and Construction Standards Chapter 1-
3 (PDF) and Civil Design Requirements (PDF).
14. Please clearly label all features as either existing or proposed and clearly show on the site plan
using specific line types, hatch patterns, and a legend.
15. Please apply for a Civil permit online at https://arlington.portal.iworq.net/portalhome/arlington.
