7619 Country Club Drive — Deck Repair, Gleneagle Country Club
Sever rot of structural members was encountered on the exterior wrap around
deck at Gleneagle Country Club. Conducted an on-site consultation with the
contractor regarding the repair plan. The only good remaining portion of the deck
appeared to be the joists and deck system and all the support columns and beams
were rotted being salvaging.
Over the course of several weeks I periodically stopped at the job site to check on
progress and there has been virtually no change. The North side, which consisted
of a knee wall support had new sill plate per code and framing of the new knee
wall but the work was progressing slow. Most of the west side of the deck had
been dismantled and supported using temporary bracing.
On 6/7/10 1 stopped at the site and found that a new treated beam had been
installed along the entire west face of the deck and was being supported with
new 4-inch steel pipe columns on the original pier footings. The pipe columns had
dual flange at the top top split the load on either side of the beam. The size of the
beam and columns are more than adequate to carry the load based on the short
spans.
The problem that was encountered is the fact that all of the existing joists and the
beams used for the overframing at corners were cut back due to rot. The joists
and beams were being supported with temporary beams and columns and this
posed a severe problem now that the joists and beams are too short to attached
to the new beam at the west. Joist scabs were being installed on the existing
joists and being hangared to the new beam. This is an unacceptable situation
being that the splice will be too weak to carry any load above and further issues
was how the overframed beams at the corners would be tied into the new beam.
Another consultation took place on 6/8/10 with Rick, the contractor, and a plan of
action discussed. It was determined that new glulam beams would have to be
installed under the joist splices, running parallel to the new beam. New columns
would have to be installed at each end of the glulams to support the new beams
with positive connections into the existing 6-inch concrete slab. The main
overframed beams at the corners will also require intermediate support beams
with new support columns at all locations. The end product will be a redundant
beam/column support system which divides the deck load from the joists to beam
splice and to the joist ends at the end beam with hangars. The only unknown is to
whether the existing 6-inch concrete slab can handle any axial and uplift loads. If
the concrete starts to crack at these locations it was determined that the slab
would have to be excavated to accommodate new footings. All treated columns
require heavy felt to be applied between the concrete and the treated posts and
positive connections from column to slab. All beam and column connections will
be positively fastened using a variety of simpson hardware capable of carrying the
associated loads.
It was also agreed upon that no work would continue past certain points without
on-site consultation with the inspector and the contractors verifying that each
section of the deck is approved prior to continuing on to the next section of the
repair. There has been a lack of communication between the contractors and the
city, to date, so hopefully this will change.
