Dear David:
The subuti,tted drawings have been examined for compliance with the 1988 Edition
of the Uniform Building Code. The following items should be corrected before
the permit is issued and resubmitted to me:
1. You should ensure that the city agencies such as Planning, Zoning, Public
Works and the Fire Department approve of the project.
2. The fabricator of the roof trusses should be approved by you prior to
fabrication. Sec. 302(b) .
3. The manufacturer's truss layout should be submitted prior to the permit
being issued. Sec. 302(b) .
4. The plot plain was not submitted. If the lot is not level, elevations at the
lot corners should be submitted. The building should be located no closer than
51-5-1/4" to a property line. Sec. 504(b) .
5. The building should have 5/8" type "X" Go on each side of the studs on
the wall between the two garages and between the two kitchens, extending to the
roof sheathing. Sec. 1202(b) .
6. The garage should be separated from the house with 5/8" type "X" GWB on the
walls between the garage and the house on the garage side, including in the
storage closet, and the walls supporting the trusses. The ceiling should have
two layers of 5/8" type "X" GWB. Item 21-1.1, Table 43-C and Sec. 503(d)3.
The floor of the garage storage should be two layers of plywood. Footnote 14,
Table 43-C.
7. The door from. the garage to the kitchen should be 1-3/8" thick, solid core,
self-closing. Sec. 503(d)3. This includes the attic access door if located
in the garage.
8. All duct work in the garage should be 26 gauge with no openings in the
garage. Sec. 503(d)3.

9. The electric hot water heater and furnace are appliances and should have
Pilot lights and burners up 18" above the floor. Sec. 503(d)3.
10. Water heaters should have seismic tie-downs. Sec. 504 U.M.C.
11. Flashings should be provided for all exterior openings. Sec. 1707(b) .
12. The finished shower should be installed over a material not adversely
affected by moisture to a height of 70" above the drain inlet. Sec. 510(b) .
13. The window schedule should be explained.
Every roan used for sleeping should have one window not less than 5.7
sq. feet with a minimum clear width of 20" and a minimum clear height of 24"
with a maximum sill height of 44". Sec. 1204.
14. Bedrooms, living/dining room and kitchen/laundry should have a window not
less than 1/10th the floor area with 1/20th being openable. Sec. 1205(b) and (c) .
16. The drawings should show the opening vents.
17. The non-bearing walls should be held down from the bottom chord of the
trusses with approved fasteners (such as Simpson STC clips) to ensure that the
truss chord will not bear on the wall.
18. The roof structural framing members cannot be structurally checked until a
truss lay-out showing the location of the hip-master trusses has been submitted.
19. David: Note that the typical header is a 4" X 12" D.F. #1 and is required
in some locations. Also note that joists and planks are D.F. #1.
20. All wood in contact with concrete which is in contact with earth should be
pressure-treated. Sec. 2516(c)3.
21• Wood posts supported on concrete piers should be pressure-treated unless
the concrete piers are 8" above the earth. Sec. 2516(c)4. vote that concrete
piers should be poured 6" into undisturbef earth. See Footnote 2, Table 29A.

22. Where post and beam construction in the crawl space is used, a positive
connection should be provided at the post/beam connection and the post/footing
connection to ensure against uplift and lateral displacement. The connections
should be attached to both sides of the beam and the post with 2 - 16d nails
in the beam and 2 - 16d nails in the posts. posts at footings should have post
bases. Sec. 2516(m)
23. At least 1784 sq. in. of net free foundation vents should be provided.
Approximately 2378 sq. in. gross with 1/4" mesh. The correct number and location
of vents should be shown on the drawings. Sec. 2516(c)6. Seventeen 6" X 24"
vents are required. The net area is only about 750 of the gross.
24. The attic should be divided into two areas located above the wall separating
the units. Sec. 2516(f)4B(ii) .

25. Plywood roof sheathing should be bonded with exterior glue. Sec. 2516(i)
Spaced sheathing is not approved. Table 32 - B2. (In areas subject to wind-
driven snow.)
26. The Washington Energy Code requires 2" X 6" studs with plywood sheathing.
27. The building must have bracing in accordance with Sec. 2517(g)3 and
Table 25 V or engineering calculations must be submitted for different methods
of bracing.

and installed so that there is no unbraced section along the wall exceeding
25 feet, for a one-story building.

c) The 4'-0" wide panels must be shown on the floor plans before the
pexmit is issued, and noted as shear panels. A note is not sufficient.
28. Concrete foundation walls should have #4 at 18" o.c. each way with two
#4 rebar in the footing. Sec. 2614(d)l, 2 and 5.
29. The footings both interior and exterior should be poured in undisturbed
soil to the top of the footing. footnote 2 of Table 29-A.
30. Brick veneer anchor ties should be provided to horizontal joint
reinforcement of No. 9 gauge. Sec. 3006(d)l(i) .
31. Asphalt shingles should be applied to solid sheathing covered with 15# felt.
Table 32-B-1.
32. If the attic access opening is located in the garage, it should be a
1--3/8" solid core door with a self-closer.
33. There is a conflict in the size of the attic vents shown on the drawings.
The vents are shown as 16" X 8" in detail B/2 and 16" X 4" on the roof plan.
The drawings should be corrected. All attic vents should have 1/4" mesh screen.
34. Landings are required at all exterior doors not less than 36" in direction
of travel and not more than 7-1/2" below the threshold. Sec. 3304(j) .
35. Exterior Steps and the steps to the garage should have 8" maximum risers
and 9" minimum treads. Sec. 3306(c) . Note on drawings.
36. The chimney should extend not less than 2 feet above the roof. Sec. 3703(f) .
37. Chimneys should be anchored with two 3/16" strap anchors at the ceiling
line with two 16 d nails into 2" X 4" ties at each of four trusses.
Sec. 3704(c) .
38. Chimneys should have 2 inch clearance from combustible materials.

39. The building should comply with the Washington Energy Code:
a) Glazing should be Class 60.
b) R-38 insulation on the roof/ceiling for electric heat, or R-30 for

d) Calculations should be submitted for heating or cooling loads.
e) Heating equipment should not exceed 150% of the heating and cooling
loads.
f) Water heater should be on an R-10 pad if in the garage.
David: Advise the contractor that if a third plan review becomes necessary,
an additional plan check fee will be charged, and that all items must be
addressed.
