1. Proposal exceeds allowed lot coverage by 50sf. The sum of the house, addition, garage, and
covered deck as indicated on the site plan, results in a total of 1575 square feet. With a 4356sf
lot size, as indicated on the application (however the lot size is labeled as 4,560sf on the site
plan), the maximum lot coverage is 1525sf (see AMC 20.48.064 and Table 20.48-1). If the lot
size as indicated on the site plan is correct, there is no lot coverage issue.
2. Sideyard setback measurement needed on site plan. It appears the house is less than the
required 5ft minimum setback from the southern lot line (see AMC Table 20.48-1) making it a

nonconforming situation. Per AMC 20.32.030(a) and (e), physical alteration to structures are
unlawful when they result in greater nonconformity with respect to dimensional restrictions
such as setbacks, height, etc. The additions on the site plan would result in greater
nonconformity with the required 5' setbacks.
Side note: It's important that applications are reviewed for completion and accuracy before
they are submitted.
