Hello,
The residential zoning verification for a coffee at 5200 172nd ST Ne Suite F has been
approved with the following conditions:
Planning:
• Design review will be required.
• The location near 51st would be acceptable with a zoning permit.
• We would not allow the proposed location to be along 172nd.
• If proposed in the location a previous coffee stand existed, a new LU permit would
not be required.
Civil:
• Direct access to 172nd ST NE/SR-531 would not be allowed as shown on the 2nd
page of the site plan.
• Traffic mitigation fees will be required for all new PM Peak Hour trips.
Utilities:
• New building would require separate water meter and sewer connection. Utility
Connection Fees would apply. Utility availability application will be required.
• Sewer can connect to Manhole 2200 on the west side. 6" sewer stub will be required
if minimal cover cannot be achieved refer to Engineering Standards. Grease trap
will be required for pre-treatment. Side sewer inspection required. Maintain 10-feet
horizontal separation from building.
• Water to connect to internal water line with cross connection.
