The. following items should be corrected on the tracings before the permit is issued and resubmitted to me: 1. You should ensure that the City agencies such as Planning, Zoning, Public Works and the Fire Department approve of the project. 2. The fabricator of the roof trusses should be approved by you prior to fabrication. Sec. 302(b) . 3. The manufacturer's truss layout should be submitted prior to the permit being issued. Sec 302(b) . 4. David: The drawing specified Simpson STC clips in the General Notes. You should check them in the field inspections. 5. All duct work in garage should be not less than 26 gauge with no openings in garage. Sec. 503(d)3. 6. The water heater is an appliance and should have pilots and burners up 18" above the garage floor. 7. Water heaters should have seismic tie-downs. Sec. 504 U.M.C. 8. Door from garage to family room should be 1-3/8" thick. Sec. 503(d)3. 9. Flashings should be provided for all exterior openings. Sec. 1707(b) . 10. The drawings show a split level house. It should be verified that the property profiles will adapt to the building shown. 11. The clothes dryers should be connected to a duct directly to the exterior. Sec. 1903 U.M.C. I1 I -2- December 17, 1989 12. If the stair guard rail has openings, they should have intermediate members through which no object 6" in diameter can pass. SEc. 1711. 13. David: Note the beam over the front bay window is a D.F. Select structural and other beams are D.F. #1 for 4"x's. 8"x's are all D.F. #1. 14. The roof framing plan shows a 4 x 12 over the bay windows of Bedrooms 2 and 3. The main floor plan shows a 4 x 8 at the same location. The drawings should be corrected to agree. 15. The three 2 x 12's supporting the second floor through the middle of the garage are inadequate in bending. They support the high roof, the low roof, the wall and one half spacing of the floor load. 16. The 6 x 12 beam in the garage should have calculations submitted for shear. 17. The triple joists supporting the second floor overhang cannot bear upon the masonry wall. Support must be provided at the exterior wall line. Sec. 3703(a) . A header should also be provided at masonry openings. 18. At least 677 sq. in. of net free foundation vents should be provided. Approximately 902 sq. in. gross with 1/4" mesh. The correct number and location of vents should be shown on the drawings. Sec. 2516(c)6. 10 _` 6" x 16" vents are required. The net area is only about 75% of the gross. 19. Siding should have a minimum thickness of 3/8" (minimum of one layer at lap) unless applied over an approved sheathing. Sec. 2516(g)2. Insulating sheathing is not an approved sheathing for bracing or for minimum siding thickness. All notes to alternates should be removed. The sheathing to bel, used should be the only one noted. 20. Spaced sheathing is not approved for shake roofs. Table 32-B2 (In areas subject to wind driven snow.) 21. Wood posts supported on individual concrete piers should be pressure-treated unless the concrete piers are 8" above the earth. Sec. 2516(c)4. Note that concrete piers should be 7" into undisturbed earth. See Footnote 2, Table 29A. 90# felt is not approved in lieu of pressure-treated posts. 22. Where post and beam construction in the crawl space is used, a positive connection should be provided at the post/beam connection to ensure against uplift and lateral displacement. The connections should be attached to both sides of the beam and post with 2 - 16d nails in the beam and 2 - 16d nails in the posts. Sec. 2516(m) . 23. The building must have bracing in accordance with Sec. 2517(g)3 and Table 25V or engineering calculations must be submitted for different methods of bracing. a) 4'-0" wide panels at corners or as near as possible thereto and installed so that there is no unbraced section along the wall exceeding 25 feet, for the top story. b) 4'-0" wide panels at the corners or as near as possible thereto and compris- ing 25% of the wall length to be sheathed fo-f the lower floor. c) The two items (a) and (b) apply to each of the walls. d) The 4'-0" wide panels must be shown on the floor plans before the permit is issued, and noted as shear panels. A note is not sufficient. e) Calculations should be submitted by a registered engineer. f) David: I am getting tired of repeating over and over to the same designers the same comments of non-conforming gracing. � I recommend that you do like Seattle does. If the 4'0" panels are not shown, REQUIRE ENGINEERING CALCULATIONS. 24. With a split level house, some of the foundation walls will be higher than shown on the details. Details should be added to show the heights of the concrete walls. If the walls are more than 4'-0" from the top of theiwall to the bottom -3- December 17, 1989 of the footing, they should be designed as cantilever retaining walls. If the walls are less then V-0" high,the rebar should comply with Sections 2614(d)2, 3, and 5. Note rebar should not be more than 18" o.c. either way. 25. Attic areas should have venting with a net area in accordance with Sec. 3205(c) . Net areas are approximately 75% of the gross area. One-half of the areas should be in the upper part of the roof and one-half in the soffit.li Show the net size of the roof jacks, gable vents and soffit vents and note the location and number of each in the high and low roof areas. 26. Landings should be provided at all exterior doors. The; landings should be not more than 7-1/2" below the threshold and not less than 3,6" in direction of travel. This should be noted or shown on the drawings. Sec. 3304(1),. 27. Stair hand rail height. should be corrected on sheet 5 to 34" minimum and 38" maximum. 28. The stair headroom dimension on detail "A-A" should be �corrected to V-8" minimum. 29. The skylight should be double glazed of an approved plastic or of two panes of 5/32" laminated glass. Sec. 3402, 3403 and 5207. 30. The chimney detail should show all the vertical bars extending the full height. (show front bars extending and the rear bars extending into the footing) . 31. Windows over sunken tub should be impact resistant. Sec. 5406(d)5. 32. Glass shower doors, if applicable, should be impact-resistant. Sec. 5406(d)5. 33. Factory built fireplace should have an approval label aIttached. 34. The building should comply with the Washington Energy Code, namely: a) R-19 insulation with 2 x 6 studs for walls between house and garage. b) Calculations should be submitted for heating and cooling loads. c) Heating equipment should not exceed 150% of the heating and cooling loads. d) Windows should be Class 60. e) Hot water heater must be set upon 12-10 insulation. David: Advise the contractor that if a third plan review be necessary, an additional plan check fee with be charged, and that all items must be addressed. Submit corrected plans to John.
