Comments noted below are those that must be addressed during final field testing and inspection. Before requesting final approval of the installation the contractor shall furnish a written statement to the fire code official that the sprinkler system has been installed in accordance with the approved plans and has been tested in accordance with the manufacturers specification and appropriate installation standards. IFC 901.2.1, 901.5, 903.3. 2. One set of approved construction documents shall be kept on the site of the building work at all times while the work is in progress. IFC 105.4.6 3. Sprinkler system valves and alarms shall be supervised and monitored. IFC 903.4 4. This SAFEbuilt sprinkler system review is for the sprinkler system inside the building only and is based on the fire flow provided by others. This review does not include verification of the Fire Department Connection, the hydraulic calculation for the public water main outside the building, piping outside the building or the backflow preventer. This review acceptance will be based on the fire flow provide by SAFEbuilt Washington Bellevue Office  others which does not include who did the test and where the tests was done. The water supply shall meet the requirements of 2015 IFC Section 507 & 903.5, NFPA 13 Chapter 24. 5. If changes occur from tenant improvements that cause or should cause changes to the fire suppression system(s) additional reviews will have to occur to meet both IFC Fire Codes and NFPA 13 standards. 6. The sprinkler system shall be installed, tested and approved before any portion of the building is occupied. IFC 3314. 7. A hydraulic Design Information Sign or a general information sign used to determine system design relevant to the inspection, testing and maintenance required by NFPA 25 shall be installed on each sprinkler riser suppling the corresponding hdraulic design area as required by NFPA 13 section 25.5. 8. Fire Protection Equipment shall be identified with approved signs per IFC section 509 & 2016 NFPA 13 section 6.9. 9. Approval of the sprinkler system shall be per 2016 NFPA 13 section 25.1. 10. The sprinkler system installation acceptance test shall be per IFC 901.5 and NFPA Chapter 25. Since each floor sprinkler system has two shut off valves per floor and the dry pipe valves for the attic space are on two different 4th floor stairs the sprinkler riser room shall have an laminated plan in isometric view of the building noting which stairs have the shut off valves for the floors and attic sprinklers. Plan sheets FP1 to FP8 1. Sprinkler protection shall be provided for exterior balconies, decks and ground floor dwelling units where the building is of Type V construction provide there is a roof or deck above. Balconies and decks on floors 1, 2 and 3 do not have sidewall sprinkler on them. Provide sprinklers on the balconies and correct the drawings. 2015 IFC 903.3.1.2.1 2. Plan sheet FP3 and Cross Section 1 on plan sheet FP14 note a drop ceiling of about 5 feet below wood framing over the social room and media/TV room. Explain why sprinklers are not installed in this combustible concealed space. 2013 NFPA 13 or 13R section 8.15.23. 3. The location for the outside sprinkler alarm bell shall be noted on the plan sheet. 2013 NFPA chapter 23. 4. The gravity trash chutes in the building are not provided with sprinkler as required by 2013 NFPA 13 section 22.15.2.2.1. Please explain or Provide the sprinklers as required by the NFPA 13 standard. Hydraulic Calculations 1. Each hydraulic calculation sheet shall be provide with a hydraulic calculation summary sheet. 2013 NFPA 13 section 23.3.5.2. 2. On plan sheet FP1 on the north side of the building between column lines 4 & 5 and and on plan sheet FP2 between column lines 14 & 15 the Tyco DS-1 sidewall sprinkler head is used. Provide hydraulic calculations to note the required flow and pressure are available as required by the technical data sheet for this sidewall sprinkler head. 2013 NFPA 13 section 8.4.2 & 8.7.2. 3. The location of seismic bracing on the 4 inch piping on plan sheets FP1 & FP2 are not noted. While there is a note for spacing of 30 feet there are other areas that require bracing such as changes in direction. Please note all locations where each bracing is required on the drawings and resubmit. 2013 NFPA 13 section 9.3. 4. On hydraulic calculation for Cedar Point 1st Area 1 the length of pipe for nodes T4 to S7 is not correct. Correct the pipe length and revise the calculation. 2013 NFPA chapter 231.3(34). 5. Note or outline the area of application for each hydraulic calculation on the applicable plan sheet. 2013 NFPA chapter 23. 6. On page 3 of the hydraulic calculation sheets under the Pressure/flow Summary-ESFR why is ESFR on this title page? Also, why is the pressure noted as 7 psi when the actual pressure is much higher in the calculations. (example Cedar Point 1st area 1). 7. The hydraulic calculations for Cedar Point 2nd Area 1 note the branch lines from SS1 to SS2 to T1 and SS3 to SS4 to T2 are calculated as 1.5 inch lines from while the plan sheet FP3 show the branch line size as 1.25 inch. The hydraulic calculation for Cedar Point 2nd area 2 the length of pipe for nodes SS10 to MT4 is not correct. Revise and resubmit. 2013 NFPA chapter 23. 9. On plan sheet FP3 at the top of the page between column lines 7 & 8 correct the Design Area to Cedar Point 2nd area 3.WXF I am not certain what you are showing with this design calculation as there are 2 heads each in separate rooms, not 4 heads in one room. 2013 NFPA 13 section 11.2.3.3. Same for Cedar Point 4th area 2. NEW COMMENTS 10. On plan sheet FP7, hydraulic calculation Cedar Point 4th area 1.wxf the incorrect pipe size was calculated for the branch lines. The plans show 1 inch and the calculation are for 1.25 inch pipe. Revise and resubmit. 2013 NFPA chapter 23. 11. On plan sheet FP10 and hydraulic calculation for Cedar Point Roof East Area 1, correct node X1 or T1. Need a match of hydraulic node points. 2013 NFPA chapter 23. 12. Hydraulic calculation Cedar Point 4th Area 2 is calculated using a K factor of 4.9. Plan sheet FP-7 for this same area has sprinklers heads using a K factor of 5.6 and no area on the sprinkler plans use a K factor of 4.9. Revise hydraulic calculations to agree with sprinkler plans and resubmit calculation and plan sheets. Correct Calculated Design Information on plan sheet FP16 to agree with hydraulic calculations. 13. Hydraulic calculation Cedar Point 4th Area 3 has a pipe length incorrect for nodes MT3 to T2.The pipe length from MT3 to S9 was used. Revise hydraulic calculations to agree with sprinkler plans and resubmit. 14. Hydraulic calculation Cedar Point 4th Area 4 is calculated using a K factor of 4.9. Plan sheet FP-7 for this same area has sprinklers heads using a K factor of 5.6 and no area on the sprinkler plans use a K factor of 4.9. Revise hydraulic calculations to agree with sprinkler plans and resubmit calculation and plan sheets. Correct Calculated Design Information on plan sheet FP16 to agree with hydraulic calculations. 15. Hydraulic calculation Cedar Point Roof West Area 1 is noted as a wet pipe sprinkler system while noted on plan sheet FP9 as dry pipe sprinkler system. Provide the capacity of the dry pipe system and calculated water delivery time. Revise calculation and resubmit. NFPA 13 section 7.2.3. 16. Hydraulic calculation Cedar Point Roof West Area 2 is noted as a wet pipe sprinkler system while noted on plan sheet FP9 as dry pipe sprinkler system. Provide the capacity of the dry pipe system and calculated water delivery time. Revise calculation and resubmit. NFPA 13 section 7.2.3. 17. Hydraulic calculation Cedar Point Roof East Area 1 is noted as a wet pipe sprinkler system while noted on plan sheet FP10 as dry pipe sprinkler system. Provide the capacity of the dry pipe system and calculated water delivery time. Revise calculation and resubmit. NFPA 13 section 7.2.3. 18. Hydraulic calculation on plan sheet FP10 for Cedar Point Roof East Area 1 is not calculated correctly per Tyco data sheet TFP610 Figure 20-A-3. The calculation should have 7 BB1 heads plus at least one SD head. The hydraulic calculation only has 6 BB heads and one SD head. Revise calculation and resubmit. NFPA 13 section 7.2.3. 19. Hydraulic calculation Cedar Point Roof East Area 2 is noted as a wet pipe sprinkler system while noted on plan sheet FP10 as dry pipe sprinkler system. Provide the capacity of the dry pipe system and calculated water delivery time. Revise calculation and resubmit. NFPA 13 section 7.2.3. Seismic Bracing Calculations 1. Each Seismic Bracing calculation shall be stamped with the Washington State Certificate of Competency and signed and dated. WAC 212-80-083(3) 2. Provide the data sheets for the Seismic Bracing assemblies to be used. 2013 NFPA 13 section 9.3 3. Not able to follow our calculations for Fig, 4LA clamp and Fastener information. Show work. 2013 NFPA chapter 9.3. NEW COMMENTS 4. There are several corrections that are required on the Lateral and Longitudinal TOLBrace Seismic Bracing Calculations sheet: • Tolco Brace components: Fig. 980 Universal Swivel UL Listed load is 2765 per data sheet. The Adjusted Load is then 2765 divided by 1.155 (from table 9.3.5.2.3 for 60 to 89 brace angle) equals an Adjusted Load of 2394. • The Fastener Information indicates that Fig. 906 Sway Brace Multi-Fastener Adapter is to be used. This should be noted in the TOLCO Brace Components table. If you have the 2016 NFPA 13 Handbook page 547 to 549 will show how this is to be done. SAFEbuilt Washington Bellevue Office  • Brace information: Remove Sch 40 from Diameter of Brace. Replace Sch 10 in Type of Brace with Sch 40 (from table 9.3.5.11.8(b)). • Fastener Information: The length of the Through-Bolts in Timber (from Table 9.3.5.12.2(h)) to be used shall be noted in the Length column. • Fastener Information: If you are using a ½ inch bolt, in 4 inch wood, from Table 9.3.5.12.2(h) the Maximum Load is 305 for one bolt. The Fig 906 uses 2 bolts so the Maximum Load is 305 time 2 equals 610. Manufactures Data Sheets 1. Provide the manufacturers data sheets for the Sammy Screws to be used for the hangers. 2013 NFPA 13 section 9.3 REVISED COMMENT 2. Provide the manufacturers data sheets for the Seismic Bracing assemblies to be used. Provide the manufactures data sheet for the Tolco Fig. 1001 Fast Clamp. 2013 NFPA 13 section 9.3 3. On any manufacturers data sheet that show several devices or different size of devices indicate which devices are to be used for this project.
