Dear Mr. Anderson:
The submitted drawings have been examined for compliance with the 1985 Edition
of the Uniform Building Code. The following items should be corrected before
the permit is issued:
1. You should ensure that the city agencies such as Planning, Zoning, Public
Works, and the Fire Department approve of the project.
2. Trusses should be designed by an engineer registered in the state of
Washington and complete drawings, details and calculations should be submitted
and approved prior to issuance of the permit. Sec. 302(b)
3. Separation from the house to the garage should be of materials for 1--hour
fire-resistive construction. 503(d)3. Where the occupancy separation is
horizontal, structural members supporting the separation should be protected
by equivalent fire-resistive construction. Sec. 503(b)
What this means is that the ceiling of the garage and the master bedroom should
have two layers of 5/8" type X GWB. Table 43C, item 21, 1988 Code. The rear
wall of the master bedroom and the front wall of the garage (wall with O.H.
door) including garage header to have 5/8" type X GWB. The walls of the garage
should also have 5/8" type X GWB• The door to the nook should be 1-1/8" thick.

4. The finished shower should be installed over a material not adversely
affected by moisture to a height of 70 inches above the drain inlet. Sec. 510(b)
5. The water heater, if located in garage, which generates sparks or flames
should be installed 18 inches above the floor. Section 508U.M.C. The water
heater should have seismic tie downs. Sec. 504 U.M.C. The water heater should
be protected from damage from cars.
6. All habitable rooms should have windows equal to one-tenth the room size,
with one-twentieth of the room size being openable. Window in master bedroom
does not comply. Sec. 1205(a) Master bedroom should have 14.5 sq. feet of
window.
7. Flashing should be provided for all exterior openings. Sec. 1707(b)

8. The non-bearing walls should be held down from the bottom chord of the
trusses with approved fasteners (such as Simpson STC clips) to ensure that the
truss chord will not bear on the wall.
9. The 4 X 16 header over the garage door is greatly undersized. Calculations
to justify the beam size should be submitted.
10. At least 1067 sq. in. of net free foundation vents should be provided.
(Approximately 1423 sq. in. gross with 1/4" mesh.) Sec. 2516(c)6 1152 sq. in.
of gross area is shown on the drawings.
11. Clothes dryer should be connected to a duct directly to the exterior.
Sec. 1903 U.M.C.
12. Wood posts supported on individual concrete piers should be pressure-
treated unless the concrete piers are 8" above the earth. Sec. 2316(c)4
Note that concrete piers should be 7" into undisturbed earth. See footnote 2,
Table 29A
13. House numbers should be provided which are visible and legible from the
street. Sec. 513
14. Roof sheathing should be noted. Plywood should have exterior or intermediate
glue. Exposed plywood should have exterior glue. Sec. 2516(i)
15. When post and beam construction is used. a positive connection should be
provided to ensure against uplift. The connections should be attached to both
sides of the beam and post and the posts should be anchored to the footing.

16. Roofing material should be noted including underlayment. Asphalt shingles
should have not less than one layer of 15 lb. felt. Sec. 3203(g)lA
17. Footings should be poured in undisturbed soil. Footnote 2, Table 29-A
18. The attic area should have at least 750 sq. in. of net free vents
(approximately 1000 sq,in'. , gross with 1/4" mesh screen.) This would be at least
53 vent blocks with 3 - 2" round holes with air passage to the attic and 500
sq. in. of gable end vents. The size and location of all roof vents should be
noted on the drawings. Sec. 3205(c) Please note that only 46 vent blocks
can be installed so additional ventilation should be provided at the plate line.
19. A floor or landing not more than 7-1/2" below the threshold on either side
of an exterior door should be provided. Sec. 3304(h) This should be noted on the
drawings.
20. A minimum of a 36" landing should be provided at the sliding door, and then
steps to grade should be provided.
21. Exterior stairs should have risers not exceeding 8" and treads measured
from nosing to nosing should not be less than 9". Sec. 3306(c)

22. Shower doors, if applicable, should be of impact resistant material.
Sec. 5406(d)5
23. Walls should have R-19 insulation including wall between house and garage
which will require 2 X 6 studs.
24. Heating calculations should be submitted, and the heating equipment should
not exceed 150% of the heat loss calculations.
